New Jersey property-tax proration
Statutory default: Unless the written agreement provides otherwise, the seller is liable for the portion of the current calendar year's taxes from January 1 through the date the deed is delivered. If current-year taxes have not been determined, use the last previously assessed annual tax as the basis.
Leave blank if no current-year taxes have been paid. The calculator determines whether the result is a buyer debit or buyer credit.
Utilities, assessments and periodic charges
Use exact billing-period dates for sewer, water, HOA dues, rent, assessments and similar items. A 360-day basis uses 30/90/180/360 days according to frequency; a 365-day basis uses the actual number of days in the selected period.
